For any address it estimates achievable long-term rent from actual leased comparables rather than asking prices, achievable short-term revenue from real occupancy and rate data for genuinely comparable properties, and a full expense model including taxes, insurance at current quoted rates rather than historical, maintenance reserves by property age, management, and vacancy. It surfaces the regulatory position for short-term letting including pending legislation, and stress-tests the deal against rate, occupancy and expense shocks so the investor sees where it breaks.
